Agricultural land is undulating ground, composed primarily of Vergennes clay soils in the meadows, some smaller pastures with lighter soils, and neighboring rocky forested areas of Farmington soils with fairly steep slopes. The meadows have been hayed and or grazed for decades - animal manure applied as fertilizer. No chemical fertilizers for over 30 years.
The land has been used over the past 50 years as hay and pasture ground for horses and beef cattle. Other livestock, including laying hens and pigs, have also been located on the property and accessed the available infrastructure. Land includes access to turn out paddocks adjacent to barns and 5 strand high tensile fenced pastures.

Water source details
There are two primary drilled wells on the property, one owned and one leased. Both wells produce water in excess of 30 gpm and supply existing residential and ag uses. Both are high- capacity wells that have been used by farm housing and barns for years without issue. The primary well has supported over 80 horses and cattle and two residential units. Additionally, there is a stream and tiled spring on the property that could be used but would require some work to operationalize.

We have operated our incubator business for 21 years and understand each prospective lessee, partner, or collaborator is different and agreements must be tailored to their needs and abilities. The best opportunities are grounded in an excellent retail location, a beautiful private horse operation, and facilities that can support poultry, hogs and grazing livestock. Potential collaborative opportunities with other incubator tenants and neighbors exist. We insist lessees maintain property in a neat and orderly fashion. We are open to different business models (e.g. horse stable cooperative) and are open supportive financing on case-by-case basis.

The former dairy location has a proven record of successful, consumer-facing agricultural businesses in a highly visible location in Chittenden County. The facility's neighbor, former tenant Red Wagon Plants, generates significant seasonal consumer traffic.
