We have a former dairy farm in Jeffersonville Vermont . The farm is 213 acres that includes a farm house, meadows, pasture, and a sugar bush. We are actively pursuing the development rights be conserved through the Vermont Land Trust.

Quality of land

I will provide a soils map which will indicate very good soils.  That being said, I ended a rental agreement two years ago that was not favorable to the land and nothing has been done with the land in the last two years. The sugar bush has seven years remaining on the lease. The lease comes close to covering the property taxes. NRCS has indicated a 50' buffer along all brooks (water ways).

The farm is in Vermont Land Use tax system and we are in the process with Vermont Land Trust to establish conservation easement to prohibit the development of the farm with the exception of farm buildings.

The farm house is move in ready. It is a three story building. It has two kitchens, one bath and 4 to 5 bedrooms. There is storage space in the attic, a room over the old kitchen and over the garage. The house has an attached one to three car garage. The basement is a combination stone and poured concrete foundation. The heat is oil/hot water on the first floor only. There is a pellet stove in the living room. Flower gardens, apple trees, and a gazebo.

Tenure arrangement details

A sale of the farm based on the Agricultural Value determined by the appraisal is our optimal goal. We may consider a short term lease with the option to buy. Again this farm is going through the process of conserving the development rights with the Vermont Land Trust so the Agricultural value is a portion of the total appraised value.

I operated a dairy farm and have raised beef and sheep on this land. I will add maps showing the meadow and pasture lands as well as the sugar bush. I will also add the soils map and the restricted areas by NRCS.
