Please see the soil map attached for a detailed description of the soil. The fields which include most of the tillable land are Buckland loam, with a small section, roughly 0.8 acres of Colrain stony fine sandy loam. We have owned the land since 7/2023 and have not applied any chemicals or non-organic inputs. The bulk of the tillable land is flat with a slight eastward aspect but mostly all full sun. The sloped pasture is well suited to livestock or perennials (we planted 6 blueberry bushes and 2 hazelnut trees) and the homesite has 4 productive apple trees. Many years ago the fields were used for Christmas trees.

The farmhouse is a charming 2,500 square foot home with 3 bedrooms and 2 baths. Other rooms are the cozy kitchen/family area, formal dining & living rooms, and additional den/family area. It was built in the early 1800's and reflects the era with wide-plank wood flooring and ornate trim work. A large attic with full stairs to access offers good storage, along with several large closets and a bank of cabinets in the kitchen area. East facing windows bring the morning sun in to the master bedroom and family area!

Drinking water test results from well attached below. We utilized the well for residential use and light irrigating only but had no problems and did not experience seasonal differences. The 0.3acre pond is fed by several uphill streams. The pasture land on the east side of Weir Rd is flanked by a stream system, and there is a drainage through the tillable area.

Additional Information
We took beginning steps to create a homestead by building a chicken coop, organizing the wild berry bushes, planting and tarping areas for future vegetable growing, and planting blueberry bushes and hazel nut trees (four established apple trees on site). Sugaring is very doable with many sugar maples located uphill from the shed and homesite. We produced syrup for ourselves the past two years. Garage is oversized and easily accomodates our 6-ft bed pickup (with cap) with an additional bay & storage space. A large workshop has many windows, and is insulated with propane heat. The farmhouse is cozy and charming, with several gathering spaces and established plantings around the exterior.
