Quality of land

This is an established indoor gourmet mushroom cultivation facility rather than a traditional soil-based farm. Production takes place in purpose-built, climate-controlled rooms within a commercial warehouse. Soil quality, drainage, slope, and field fertility are not applicable to the indoor cultivation operation. The mushrooms production takes roughly 60% of the warehouse space. There is room for another endeavor or expansion.

Tenure arrangement details

Madcap Mushrooms is offered as a turnkey business and asset sale for $29,900 OBO. The sale includes existing cultivation infrastructure, working equipment, supplies, website, customer introductions, and two weeks of transition training. The business operates in a leased commercial warehouse with current rent of approximately $3,399/month. The property itself is not for sale. Continued occupancy would require landlord approval and a new lease agreement. The Madcap name, logo, and social media account are separately negotiable.

Madcap Mushrooms is an established Vermont gourmet mushroom farm with relationships across restaurants, wholesale distributors, and farmers markets. The operation has historically produced approximately 100–150 lbs of mushrooms weekly, with infrastructure designed to support increased production as demand grows. It could easily produce 1000 pounds a week. The sale includes a detailed equipment inventory, existing website, and two weeks of hands-on training if needed. We're seeking someone excited to continue growing the business. Sales brochure, assets, and financial information available to interested buyers. Contact [email protected] or 713 419 8283
