We run a successful no-till market garden on owned land. We have more land and resources than we can manage sustainably and have always enjoyed farming in community! Additionally, our market garden business is turning into a worker-owned co-op.

Quality of land
We own about 54 acres of land on Lake Hortonia in Sudbury, VT. This includes around 6 acres of wetlands, 25 acres of forested land in a mix of mostly white pine and maple, and around 18+/- acres that contains pasture, our house site, and the current vegetable operation and infrastructure. Soils are prime for most types of agriculture (well-drained sandy loam), with no flood risk in production areas.

Farmer housing details
Our good friends and neighbors own a small rental house right next to the farm that is currently available as of fall 2026. While we don't have any extra on-farm housing, we are also open to working out a tiny house/RV/cabin/etc. setup with folks who are committed. Our deed currently stipulates only one house on the property (a hold-over to prevent housing developments).
Water source for farm use
Available
Type of water source
Drilled well
Water source details
We have a very deep drilled well that reliably supplies around 15-17 gpm of water. It supplies both our vegetable production as well as our home; it's certainly enough water to power other farm operations with some planning, cooperation, and communication.
Farm infrastructure
Description of farm infrastructure
We currently have a farmstand, two high tunnels (14x50 and 16x100), a packshed with a walk-in cooler (14x28 garage structure), a drilled well, and a deer fence around one acre of vegetables. All of these are currently used for our vegetable production, but we're willing to make room and/or help build new infrastructure for other enterprises.
Access to equipment
Available
Equipment details
John Deere 790 with bucket loader, tiller, single-bottom moldboard plow, rotary mower, undercutter, and backhoe attachments. Receives very light use from us since we are mostly hand-scale. Lots of other hand- and small-scale agricultural tools available, mostly for vegetable market gardening.
Tenure Arrangement
Collaborative model
Tenure arrangement details
Green & Gold is looking for an additional farmer to join a worker-owned, cooperative, no-till market garden business. We're looking for someone with deep vegetable production and/or marketing experience who knows that they want to farm this way. We can onboard folks as employees to see how everyone works together.
For additional enterprises (such as livestock, herbs, flowers, etc), we are flexible: a traditional lease would work, or work-trade in exchange for equipment and infrastructure. We would gladly be paid in food products in exchange for land access, as we have a strong desire for our land to be productive. A very long-term lease would be available after a couple of trial years.
Additional Information
We are looking for folks who have experience farming and who value farming in community. We have worked hard to establish markets, and these would be available to folks with a solid business plan. It will be very difficult, though not impossible, to establish trust with folks who have no production farming experience. We had rented land and infrastructure previously to owning land, and learned a lot from that experience.
