The land is generally a west facing slope with ledge below the topsoil in the upper parts and a permeable clay layer farther down. Soil tilth is beautiful. Springs across the property have generally kept the soils moist with no irrigation needed.  All water is moving from the start of five streams on the property which create natural buffers / fencerows. Large pasture areas have been kept mowed but not used. Several acres are fertile from vegetable and poultry production. There are very few rocks in the soil. All crops grown and animals raised on the land have outstanding flavor. Maple, fruit and veggie crops have been planted.

A centrally located farmhouse was built in 2010.  It is a modified cape design using natural wood with lots of windows providing light throughout.  It includes a full basement with easy access, shop space and root cellar; certified kitchen, two bedrooms, two baths and three other small rooms, generous open porch with western views.  There is a wood stove for primary heat plus a basement furnace for radiant heat in the floor, which also provides the hot water.  Solar panels were installed in 2026. At the time of construction the building received a top rating from Efficiency Vermont.

Water source details

Four Springs farm lives up to it's name.  There are four year round springs, one of which supplies water to the lower, working parts of the farm via gravity.  A drilled well produces 30 gallons per minute of clean delicious water.  Five streams have very small amounts though with generally steady flow in convenient locations.  There is a nice pond site which would be fed from a year round spring.

There are several frost free hydrants around the farm.

Some areas of the farm are so wet in the spring or after flooding as to make the use of those areas periodically restricted but also allows for additional livestock water sources.

Description of farm infrastructure

The farm has a centrally located barn which serves for storage, chick brooding and shop space.  It is not well designed or constructed and would not serve for significant animal housing.

Two greenhouses in use total 2000 sq ft. 

The farm has hosted visitors since 2004 with licensed and inspected campground facilities and Act 250 approved. There are two wash houses and a centrally located picnic pavilion, three rustic guest cabins and multiple tent sites. All have only walk-in access located in private non-productive corners of the farm. Campground facilities include a remote woods house as well.

Two John Deere tractors of various sizes with implements including a 7 ft loader bucket, four foot tiller, five foot brush hog and rock rake.

A life-time worth of tools and carpentry, mechanical and farming equipment some of which will be available. The greenhouses could go along with the farm as well as a wholesale pansy operation.

The equipment for a very small scale maple syrup operation and bee keeping set up are available.  Some tools for vegetable and fruit production could go with the farm.

One youthful but aging cat goes with the farm.

Multiple arrangements for passing the farm to new ownership are being considered:  

Outright sale of the property for $850,000 with businesses and equipment additional as worked out between the buyer and seller.

Sale of the property with a life estate agreement for the present owner's home and business activities requiring temporary housing brought by the buyer.

Short term joint occupancy of the property for up to a couple of years providing gradual transfer of ownership and responsibility thereby providing time to pass along knowledge of the property, any continuing markets and any transfer of business operation / ownership.

 

 

The real estate value of the farm and campground business with much of the equipment and tools etc. is substantial and is higher than the asking price.  This is principally because the owner wishes to see the land in productive farming use and the facilities already developed used in ways to continue and hopefully expand opportunities to share the land with others.
