A lot of different crops, small and large food gardens, hemp, hay, apples, etc. have been grown over the years, and they have all been very successful! Land is well-drained, and irrigation equipment and plenty of water available. No flood risk. No herbicides or pesticides ever applied; organic methods used consistently. 10 acres of the land is under an active hay lease that will remain in effect permanently and hay from that would be available if you raise livestock. Alternatively or additionally, an acre or two of prime cropland could be sectioned off from the hay - all of the 10 acres were under hemp cultivation in 2019 but we did not continue that and they are now excellent hay land.

Very large six bedroom, three bathroom farmhouse. A separated section with four bedrooms, a living room, dining room, and two bathrooms will be available for you. For a year or so, I, a single woman in my 50s and occasional visits from my young adult sons, will share the kitchen and laundry with you; our two bedrooms, sitting room, and bathroom are in a separated section of house. Your dogs and cats more than welcome; I currently have two old dogs and one very cool cat who get along fine with other animals. House is heated with wood and propane; seven-person hot tub, solar, 220V electric car charger.

Drilled well water flows at ~5 gal/minute, When we irrigated 10 acres of hemp, we would fill two 3000-gallon tanks and then pump irrigate from those. We never ran out of water, and we are not in a flood zone. Drinking water is some of the best you'll ever taste!

Description of farm infrastructure

10,000 sq. ft. barn with good stalls set up for small livestock. Chicken coop. Barn might be good enough for horses (not sure what sort of head height they need). Barn in very good shape, dry and structurally sound. Significant portion of old hayloft outfitted with drying racks from our hemp days. Two large freezers, two insulated workshops. Lots of space for indoor storage of farm equipment.

I would be very willing, after a trial period, to negotiate a very long-term lease, and would be very willing to develop contracts, especially if farmer makes significant investments. At this point, I am not able to consider lease-to-own.

In short, I am single and in my mid 50s, with two older teenage/young adult sons, one of whom recently moved to Australia and the other planning to move in late 2027. I wore myself out trying to keep things going on my own and found that I just can't but I really don't want this amazing resource to go to waste. I will probably move overseas in 2028, which is why I would need the agreement to include sharing the house for the start. However, essentially your own 4-bd, 2-ba house is available, as long as you are willing to occasionally share the kitchen with me. Even though I'd be "on-site", I would be entirely hands-off with the farming except to help you, if needed!
