Very large six bedroom, three bathroom farmhouse with four bedrooms and two bathrooms available. Will have to be okay sharing house with me, a single woman in my 50s and occasional visits from my teenage sons; my two bedrooms and bathroom in a separate section of house. We would share the kitchen. Two living/family rooms - one in each section so lots of space for lots of people! Your dogs and cats more than welcome; I currently have two old dogs and one very cool cat. House is heated with wood and propane; seven-person hot tub, solar, 220V electric car charger.

Water flows at ~5 gal/minute, When we irrigated 10 acres of hemp, we would fill two 3000-gallon tanks and then pump irrigate from those. We never ran out of water, and we are not in a flood zone.

10,000 sq. ft. barn with good stalls set up for small livestock. Chicken coop. Barn might be good enough for horses (not sure what sort of head height they need). Barn in good shape, dry. Significant portion of old hayloft outfitted with drying racks. Two large freezers, two insulated workshops. Lots of space for indoor storage of farm equipment.

I would be very willing, after a trial period, to consider a very long-term lease, and would be very willing to develop contracts, especially if farmer makes significant investments. At this point, I am not able to consider lease-to-own.
Additional Information
In short, I am single and in my mid 50s, with two teenage sons, one of whom recently moved to Australia and the other planning to move in late 2027. I wore myself out trying to keep things going on my own and found that I just can't but I really don't want this amazing resource to go to waste. I will probably move overseas in 2028 but I'm not sure, which is why I would need the agreement to include sharing the house. However, essentially your own 4-bd, 2-ba house is available, as long as you are willing to occasionally share the kitchen with me. Even though I'd be "on-site", I don't want anything to do with the farming; I would be entirely hands-off on that aspect.
