I'm looking for a mutually beneficial long term arrangement with a farmer. Willing to be creative. Farm is near Fair Haven and has house, barn and outbuildings. Set up for dairy but good for row cropping and veg. Forested land with tapped Maples.
This landowner is a
Private non-farming landowner
Quality of land
Ready to go farm. 18 acres of river bottom (Hamlin silt loam) along the Mettawee River (suitable for anything from veggies, crops, or hay) and the remaining 47 cleared acres are mostly Vergennes Clay with some Kingsbury used for pasture, hay, and row crops. Fertile soil built by Amish farmers.
10 year old barn set up for dairy and 3 additional large out buildings. Housing is negotiable (there is 2,500 newish Amish built home that needs modernizing).
Mature forested acres with Maple taps produces 50-120 gallons of maple syrup a year.

Farmer housing details
There is very nice Amish built home. I'm on the fence about upgrading it. But would do that to accommodate the right farmer.
Water source for farm use
Available
Type of water source
Drilled well, Shallow well or spring reservoir
Water source details
A reliable spring currently supplies water but I'm also planning to drill a well.
Farm infrastructure
Description of farm infrastructure
All the buildings are 10-12 years old. Includes a traditional 2 story stall barn set up for dairy, and 3 large out buildings (currently a lumber mill, vehicle storage, and machine shop). Two silos.
Pasture fencing in good repair with barbed wire.
Access to equipment
Available
Equipment details
No equipment. I may be able to subsidize some startup costs.
Tenure Arrangement
Business partnership
Tenure arrangement details
I'm open to anything but outright sale. My preference is, in this order:
- Business partnership
- Lease
- Contract grazing
My goal is to work with a farmer for long term success, support them to invest in the land and farm, and create a profit sharing agreement that enables the farmer to save enough to buy a farm at the end of the term.
