Tenure arrangement description

I am looking to buy up to 100 acres pasture/ tillable, prefer with a house or land excluded from current use to build a house. For a conventional loan I can afford up to $400k if it has a livable house.  If buying smaller parcels, I don’t want to go over $4k and acre. I have $50 saved up for a down payment. I make about $90k a year driving truck.

Planned farm enterprise: Primary

Livestock

Farm enterprises description

I want to raise hair sheep for meat. My plan is to buy land and keep it open by haying it as I build up a good flock and related infrastructure. This way I have secondary income to rely on and any mistakes and mismanagement I do will be on a smaller flock and therefore less costly.
