Tenure arrangement desired
Lease
Tenure arrangement description
My preferred arrangement is a long-term residential and agricultural lease with a clear pathway to ownership, such as a lease-to-own agreement or future purchase option. I am also open to a renewable multi-year lease or thoughtfully structured collaboration that allows me to establish and independently operate a diversified small farm. Secure housing, defined use of the land and farm buildings, and sufficient tenure for responsible stewardship are important. I am especially interested in working with an owner who values active agriculture, community connection and the long-term preservation of Vermont farmland.
Planned farm enterprise: Primary
Homesteading
Planned farm enterprises: Others
Livestock, Vegetables
Farm enterprises description
I plan to develop a diversified, small-scale farm centered on vegetables and herbs, small livestock, and direct community sales. Livestock would include rabbits, chickens, ducks, geese and goats managed through thoughtfully designed paddocks. Complementary enterprises would include cut flowers and a wildflower meadow, beekeeping, and the care and expansion of any existing orchard or perennial plantings. A small farmstand would bring these elements together through seasonal produce, flowers, eggs, honey, baked goods and other provisions. My goal is a cohesive, well-stewarded farm rather than a single large-scale enterprise.
Written business plan
In progress
Business planning description
My business plan for the branded farmstand and land is in active development. The concept combines diversified small-scale agriculture with direct-to-consumer sales through a provisions farmstand, subscriptions, seasonal products, and (potentially) small scale community events. Initial enterprises include vegetables, herbs, flowers, rabbits, poultry, goats, bees, and orchard products where existing trees are available. I have begun developing product offerings, pricing, revenue goals, production systems, and phased startup budgets.
The final business plan will be adapted to the selected property’s acreage, infrastructure, local market, and terms of tenure or collaboration.
Farmer housing needed
Yes
Water source needed
Yes
Farm infrastructure needed
Description of infrastructure needed
Essential infrastructure includes reliable water and electricity, year-round vehicle access, suitable garden ground, pasture or paddock space, and secure storage or barn space for feed, tools and small-animal care. Existing fencing, poultry housing, bee-yard space, orchard trees, irrigation and a roadside area suitable for a small farmstand would be especially valuable, but many systems can be added portably. Access to a compact tractor, mower, tiller and basic land-management implements would be helpful; however, I am open to purchasing, renting or sharing equipment locally as the operation develops.
Access to equipment needed
Yes
Description of equipment needed
I would benefit from access to a compact utility tractor and attachments for mowing, tilling, moving compost and materials, pasture maintenance and snow management. A walk-behind tiller, mower or brush hog, utility trailer, post-hole auger and basic hand tools would also be useful. I will need training to operate larger equipment safely and would especially value patient, hands-on mentorship from an experienced landowner or farmer. Equipment could be shared under a written maintenance arrangement or rented locally. I am prepared to purchase smaller tools and portable equipment as the operation develops.
Additional information
I am seeking a Vermont farm where I can learn, contribute and build a long-term life in agriculture. My vision pairs vegetable growing, flowers, orchards, bees and small livestock with a community provisions farmstand. I hope to nurture Vermont’s traditional agricultural character through regenerative practices that improve soil, support pollinators, care responsibly for animals and keep farmland actively productive. I am open to a collaborative long-term lease or lease-to-own arrangement and would especially value mentorship from an experienced farmer or landowner. My goal is not simply to operate on the land, but to become a trusted steward of it.
