This is vergennes clay. Great for grazing animals, harder to grow vegetables. I haven't hayed in the last couple years to see if that helps biodiversity, pollinators, soil health, etc. So there's a fair amount of tall grass that would welcome animals and eventually row crops. There is 7-8 acres southern facing, relatively flat and unobstructed that ideally I start farming in the next couple years.

There's a large barn I've been building additional housing. The remainder of the barn has become a workshop of sorts. There's lots of room for other things to operate in there and am planning on hosting events. It's not an animal barn, but can certainly be used for tools, equipment, washing, packing, seed starting, etc.

I love any and all ideas of collaboration and shared ownership. Although I'm the 'property owner' I don't take a traditional sense of ownership over land. I simply want to steward it in a good way and leave it better. The goal is to put it into a perpetual or land trust. I'm open to heavily subsidizing rent and leases, in order to launch something unique. Shared ownership and partnership structures are a given with the right people. You don't need anything other than to be a really good human and want to help the earth, nature and people.

Additional Information

This is my dream property! I planned to live with family and create a regenerative farm but that hasn't yet gone according to plan so I'm seeking outside support and/or partners to develop it together.

I've had lots of ideas of what's possible here - free food forest, regenerative farm, educational center, farm and food business incubator, event and retreat space, co-housing community and so on. There's huge potential here given the beauty and uniqueness of the site.

In the two years that I've been here I've installed solar, planted 100+ fruit and nut trees/shrubs, built additional housing and start an acre of organic gardens. 

I have a background in starting food businesses and am excited to dig into the right opportunities with good people.

I grew up in VT and returned after 20 years in California for a slower, nature-based lifestyle. I hope to meet people who have shared values (organic/regen farming and living, shared ownership, animal husbandry, soil health, community involvement, etc.) and want to grow something special.
