This property has about 5 acres of beautiful rich bottomland which has been in hay for years, with only local manure added. Before that (when I lived there)(1984-2004) organic soil amendments were used when it was partially planted in market gardens with greenhouses. Under the topsoil is deep river gravel which provides good drainage throughout. The forested part of the land is steep mixed hardwood woodlot with a few hemlocks. There are a lot of sugar maples mixed in and if encouraged could provide a nice sugarbush over time that could be gravity-fed down to the field. There is a large fast-running natural spring that comes out of a bank JUST across the gravel road from this land and that could hopefully be developed on our side of the road but it can't be promised. Across the road is a conservation area currently being developed as a swimming hole in the Green River.

Fourteen acres, five of which is rich bottom land with the remainder in mixed hardwoods, in an absolutely beautiful and historic part of Guilford Vermont.  I raised my family there are have subsequently moved out west.  I sold the house and two acres many years ago and am now ready to part with the final 14 acres.  I want the land to go to some energetic young small-farm-interested folk, because it is perfect for that use and I can help with owner financing to the right people. The soil is rich, the valley is gorgeous, the community is great and the swimming in the river is ideal for raising kids there.  It is far enough from I-91 that you can't hear the highway which was important to me. It is an absolutely perfect place to raise a family and do small farming at the same time, but you need to have the ability to build whatever buildings you want on it.
